Every unit with its full history
A unit in Doory is more than a line with a number. You record capacity, price, floor and photos, and the unit keeps track of its own life cycle: in use, vacant, split or taken out of use. Doory keeps the price history per unit type, so you can always look back at what a unit did last year.
The problem with the unit list in Excel
The unit list is almost always the heart of the records and almost always the file that falls behind fastest. A unit is split and a line is added, but the old line stays. The price goes up and the previous price disappears when it is overwritten. Someone asks what unit 3.04 brought in two years ago and the answer is in a version nobody can find any more.
What Doory tracks per unit
Capacity in workstations, the asking price, the floor, photos for the portal and the status. If you split a large unit into two smaller ones, Doory records that step: the original unit is taken out of use, the two new units inherit its place on the floor plan and the history stays readable. If you take a unit out of use for a refurbishment, it doesn't disappear from your records but gets a status. In your occupancy figures you see the difference between vacant and not lettable.
You set prices per unit type, with history. So in an indexation round you see not only the new price, but also what it was and from which date the new price applies.
Why that matters further down the line
Because units are linked to contracts, and contracts to invoices. An allocation in a contract points to a real unit with a real price, and that is where the invoice line comes from. If the price changes, it changes in one place. You don't have to update it separately in the unit list, the contract and the invoice.
The same goes for the portfolio view. Rent per m², occupancy rate and vacancy come from the same units you use every day, not from a monthly export you have updated by hand.
What you still do yourself
Accurate dimensions and capacity remain your job, because only you know whether unit 2.11 has six or eight workstations. During the first import, Doory proposes them from your occupancy list and you confirm.
