Day passes and memberships with their own terms

Coworking income consists of small recurring amounts, and they need their own administration. In Doory you manage membership cycles: day passes, weekly bundles and monthly memberships, with renewals and payment status per member.

Why a lease doesn't fit here

A lease has a start date, an end date and a notice period of months. A coworking membership runs on month by month until someone stops, and a day pass is valid for one day. If you try to force that into the same structure, you end up with one-day contracts and renewal monitoring that gets stuck on hundreds of alerts.

What a cycle keeps track of

Per member: which product, from when, until when, and whether it has been paid. At the end of the period the membership renews or stops, and access follows that status. Someone with an outstanding payment and an expired period can no longer get in, without anyone having to take action.

Invoicing works through subscription invoicing: recurring amounts that are automatically issued per period, with payment status. If a direct debit fails, you see it on one list instead of in a bank statement.

Why payment status is linked to access

Because this is the only type of tenant where chasing costs more than it brings in. With a monthly membership of a few tens of euros, you don't want a collections process. Payment and access go hand in hand, and that is clear to both sides if it is stated in the terms in advance.

What you can see with it

The growth or decline of your coworking base per month: new members, renewals, cancellations. That's a different kind of figure from the occupancy rate of units, and it moves faster. If you see more cancellations than new members two months in a row, that is a signal before it shows up in your revenue.

What you set up yourself

Which products you sell and what each product includes in terms of access and meeting room credit. Keep the number of products small. Three or four clear choices sell better and are easier to manage than ten overlapping variants.
